1. HOW MUCH DOES THIS SERVICE COST?
Answer; The cost of the HOMECHECK inspection service is calculated on the total floor area for each individual property and costs approximately 0. 15p per square foot of floor area, so For example a bungalow will be measured Total length X Total Breadth (On outside brickwork). A two storey property will be measured in exactly the same way except the calculation will be doubled to take into account the upstairs level, consequently a three storey house would have its calculation trebled to take into account the extra available floor area. For ease of costing all pricing is based on the perimeter of the external walls. An easy conversion table to change from square footage to square meterage is included on the IQI website. Our Inspectors will measure your floor area when they arrive and advise you of the full remaining cost. (Of course you could easily estimate yourself prior to our visit). This can be paid by cash, cheque or credit/debit card. |
2. HOW QUICKLY CAN AN INSPECTION BE ORGANISED?
Answer; Normally within a few days however, we would ask for as much notice as possible for sake of good Time Management and to ensure any specialist equipment is available. |
3. WHY DO WE TAKE A DEPOSIT TO SECURE A BOOKING?
Answer; The reason we ask for a deposit is to ensure that rogue builders or other unscrupulous parties do not abuse our service. It allows us to address all genuine inquiries quicker and overall allows us to give our full attention to the customers who need it most. The deposit fund is untouched until the day of the inspection. We hold the deposit exactly the same way as hotels and such would use your deposit to secure your reservation. |
4. HOW LONG DOES EACH INSPECTION LAST?
Answer; All inspections are tailored to suit the needs of the individual property. We would take as long as is necessary to log as many defects as we could find. Generally speaking we would expect the average inspection to last between 2.30 - 4 hrs in length. |
5. WHEN DO I RECEIVE MY INSPECTION REPORT?
Answer; I.Q.I aim to have the completed report with the homeowner within 3 working days of the inspection date. |
6. DO I.Q.I COVER ALL OF SCOTLAND?
Answer; All I.Q.I inspectors are directly employed unlike other inspection companies who sub-contract out to the nearest nominated freelance inspector. This could put us at a geographical disadvantage since we are based in Edinburgh, but we do aim to always satisfy demand in central Scotland. Outlying or Highland areas will be covered but the Inspection Appointment would need to be diarised well in advance. |
7. WHAT IS THE DIFFERENCE BETWEEN I.Q.I INSPECTORS AND GENERAL BUILDING SURVEYORS?
Answer; Surveyors are trained to survey houses primarily to determine their market value, or to risk assess the extent of a mortgage companies liability. As a consequence of this they rely heavily on local market knowledge to swap information and track property fluctuations and trends. They usually do not undertake comprehensive Quality Inspections. They would not generally be fully conversant with NHBC or Building Regulations! |
8. HOW CAN I PAY THE REMAINDER OF THE INSPECTION COST?
Answer; You can call and pay using a credit/debit card, you can pay the inspector on the day by cash or cheque. Please note full payment must be received prior to any reports being issued. |
